How EMI is calculated
An EMI (equated monthly instalment) is the fixed amount you repay each month on a loan. Banks in India calculate it with the reducing-balance method: EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the principal, r the monthly interest rate (yearly rate ÷ 12 ÷ 100) and n the number of months. In the early years most of each EMI goes towards interest; over time, more of it pays off the principal. Enter the loan amount, interest rate and tenure to see your EMI and the full repayment schedule.

Frequently asked questions
What is the EMI on a ₹10 lakh loan?
At 8.5% for 20 years it's about ₹8,678 a month, with roughly ₹10.8 lakh of interest in total. Change the rate or tenure to compare.
Does a longer tenure reduce EMI?
Yes, but it increases the total interest considerably. Choose the shortest tenure whose EMI you can comfortably afford.
Does prepayment reduce EMI or tenure?
Your bank lets you choose. Reducing the tenure usually saves more interest. Floating-rate home loans in India have no prepayment penalty for individual borrowers.
