The number lenders check first

Your debt-to-income ratio is your monthly debt payments divided by your gross monthly income. Lenders use it to judge whether you can take on a new payment. Earning $6,000 a month with $2,300 of debt payments gives a 38.3% DTI. Most lenders prefer 36% or less; many mortgage programs accept up to 43%, and some up to 50% with strong credit. The front-end ratio counts only housing costs, and lenders often like it under 28%.
