How your home loan EMI is worked out

A home loan EMI (equated monthly installment) stays the same for the whole tenure. Early EMIs are mostly interest; later ones are mostly principal. A ₹30 lakh loan at 8.5% for 20 years has an EMI of ₹26,035, and you pay ₹32.5 lakh in interest, more than the loan itself. Small changes matter: every 0.25% off the rate or a few years off the tenure cuts the interest by lakhs. Banks link most home loans to the repo rate, so the EMI or tenure can change when rates move.

Frequently asked questions

What is the EMI formula?

EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where P is the loan, r the monthly rate and n the number of months.

What is the EMI on ₹30 lakh for 20 years?

At 8.5% it is about ₹26,035 a month. At 9% it rises to about ₹26,992.

Is it better to prepay or cut the tenure?

Prepaying principal early saves the most interest, because interest is charged on the outstanding balance. Most floating-rate home loans have no prepayment charge.

Does this include processing fees or insurance?

No. It shows the loan EMI only. Add processing fees and insurance separately.
